What stuck out to me the most was you as a person. You came off as approachable, genuine, legitimately helpful. It was not necessary for you to throw your success in our face repeatedly and of course you did not do that. You were laser focused on the material without side tracking at all. I think audience participation is a great thing as well and helps to engage the class which you did by calling on different people. The emphasis on networking really stuck with me as well, along with "Do your due diligence!". It was great that there was a handful of investors and even a contractor there. I feel you laid everything out well for anyone looking to get into wholesaling. I'm a book person so I really appreciated the list of books your gave in your presentation.

If I had to pick a few of my favorite parts from the class:

  • The formula to determine your MAO. This is pretty basic, but it certainly helps out a lot in making sure you buy right.

  • The negotiating tips you shared. A lot of times rookie investors (like me) will be tempted to start at their MAO because they feel like it is so low. But like you said, that gives you no room for negotiating. I will definitely be working that into my negotiations.

  • The examples you showed were very insightful as well.

  • I really appreciate your focus up front on the importance of having a good "why". Anyone who has been in real estate investing long at all knows that it gets tough sometimes, and without a strong motivating factor, it would be very easy to give up. Having a good "why" is key to pushing through the difficult times.
